Analizze Smart Ventures transforms underutilized land into a source of recurring income by connecting landowners with major infrastructure operators—including telecommunications, technology, energy, and public utility companies—through long-term ground use agreements.

When you sign a ground use agreement, you remain the legal owner of your property while Analizze takes on the exclusive right to use, manage, and assume all responsibilities for the development and operation of the infrastructure. The entire process - from site analysis, negotiation, installation, maintenance, to contract management - is handled by Analizze, at no cost, effort, or risk to the landowner.​
At the end of the contract, all removal of equipment and structures is the responsibility of the infrastructure operator (tenant), with no cost to the landowner. Additionally, throughout the term of the agreement, the liability insurance policy also covers the landowner, providing comprehensive protection against damages.

Step-by-Step

1. Landowner: You own underutilized land. Our company conducts a preliminary strategic analysis to determine the best possible use for it — including the potential to generate long-term monthly income. The property remains entirely under your ownership throughout the entire process.

2. Evaluation & Due Diligence: Our company, Analizze Smart Ventures, performs full legal, technical, and market analysis — at no cost to you. This includes checking geolocating zoning, energy & local access, infrastructure compatibility, and market potential.

3. Option Agreement: After land be approved in previous analysis, you sign a non-binding exclusive letter of intent with Analizze. This gives to our company a defined time window (usually 6 months) to find secure a qualified infrastructure tenant for your land.

4. Ground Use Agreement (Lease Execution). Once a tenant is confirmed, you sign a definitive long-term ground use agreement with our company. All use land terms, monthly remuneration, long-term duration, and other rights are formalized at this stage.

5. Infrastructure & Operation: Our company manages the full project, from start to finish: arrange with tenant all permitting, installation, insurance, compliance, and ongoing operation. You don’t deal with any technical, regulatory, or financial responsibilities.

6. Passive Income Distribution: You receive 30–35% of the gross monthly lease value. Analizze manages all infrastructure-related lease taxes, reporting, and compliance. Note: Property taxes for land ownership remain the responsibility of the landowner.
Additional Revenue

Colocation: Eventual extra-income from third-party equipment installed on the same structure (for example, in case of Cell Towers with different cell operator equipment), is also shared income with the landowner.

Multi-Tenant Use: When technically feasible, your property may host multiple infrastructure tenants — generating multiple streams of income.

Liability Insurance: The landowner is covered by comprehensive insurance throughout the entire contract period.

End of Project: All equipment removal and land restoration are fully handled and paid for by the infrastructure operator — not the landowner.
